DESIGN PROCESS
How do we work with clients?
STEP 1. CLIENTS INQUIRY
After viewing our website, new clients make contact by email or by phoning our office to make an appointment.

STEP 2. INITIAL MEETING
After the client enquiry stage, Eileen and/or Annie will meet with clients to first discuss their brief. During this 30min meeting which is free of charge, Eileen takes time to listen to the client’s wants, needs, and ideas for the project. Eileen and her Team will briefly go through the scope of works to
clarify any aspect of the project. It is helpful at your first meeting to bring any existing or new drawings of your home, any colour or style preferences (magazines, Pinterest), or samples that you may have picked up on your own.
The more insight we can have into your project the better the feedback will be at your initial meeting.
STEP 3. DESIGN BRIEF
At the first meeting, we gather information
about your project and this helps us to determine your specific requirements. The reason for creating the ‘Design Brief’ is to ascertain the scope of works in more detail. This helps us to create a scope of services for your project that will include our fees for services.
STEP 4. DESIGN SERVICES
Once we receive client approval the EMI team
will commence design services, on receipt of deposit for commencement. Design services may include cabinetry design for quoting and manufacture, space layouts, furniture package selections, lighting and electrical plans. All drawings are presented in professional scaled CAD format. All finishes and fixtures schedules, together with interior design presentations for furniture, are documented in PDF format.
STEP 5. JOB COSTING
Eileen Middleton Interiors, or one of our recommended builders, will offer an estimating process for your project at a cost. Fees for this service will vary depending on the size and complexity of your project. The costs are broken down to each individual
trade such as demolition, carpentry, plumbing, painting, tiling, electrical, and plastering. Plumbing fixtures; lighting fixtures; total cabinetry; and
carpets are also all separated and presented as individual costs. This puts all parties involved in a position where we can make adjustments to the materials specified or the level of works agreed on prior to the project commencing. The costing process also includes builders insurances and mandatory costs that are all part of a standard builder’s contract.
STEP 6. CONSTRUCTION
Following approval of our Construction Building Cost Proposal, the construction phase will begin. The employed trades mentioned in the proposal, will be
project managed and staggered as necessary, to ensure a flowing, stress-free process during the building program. The plans and drawings provided by EM Interiors will be followed by each trade to ensure a well executed and quality controlled process during the build.
STEP 7. INSTALLATION
EM Interiors offers services for furniture selection and layout design for your home to help you achieve
the optimum design outcome. Our company has access to a fantastic range of designer furniture from
an extensive list of Australian suppliers to help you get the look you are after, with great prices and
assured quality. Consideration of the creation of a unique mood will also be key to delivering
the perfect experience for you.
EM Interiors offers a fully comprehensive service of selection, manufacturing and installation of window treatments. Including curtains, blinds and shutters.
This service is initiated with site check measures and quotation for options to suit our clients budget. A final check measure of the clients windows will be undertaken by our installers prior to fabric ordering and the engagement of our
manufacturers.
